  • Urban Partners, through the NSF II Fund, has entered into an agreement with a fund managed by Swiss Life Asset Managers Nordic.
  • The transaction concerns the office building The Market in Valby, which is part of the larger Torveporten project, developed in close collaboration with JV partner Balder Danmark A/S and construction manager Sjælsø Management, and includes the apartment complex Torveporten and UMEUS student housing.
  • The real estate company DEAS will retain its headquarters in the building.

Urban Partners, a leading European urban investment manager, has completed the sale of the 9,400 sq m ‘The Market’ office building to a fund managed by Swiss Life Asset Managers Nordic via its NSF II Fund. The building is part of the wider Torveporten mixed-use project, located within the increasingly popular Valby district in Copenhagen.

The office building is based on Urban Partners’ Woods office concept, which emphasises flexibility, community and sustainability at central locations. With its 9,400 sq m spread over four floors, The Market is characterised by its double-height foyer with floor-to-ceiling windows. The building is currently predominantly leased to the real estate firm DEAS, which will retain its headquarters on the site once the sale has completed.

“We are extremely proud of the impact we have had on the Torveporten project. This transaction is a testament to the project’s quality and to the close collaboration with our JV partner Balder. Situated on the old Grønttorv, The Market occupies an ideal location with direct access to the København Syd transport hub - including the metro - and sits beside Grønttorvet. With DEAS retaining its headquarters here, the sale underlines the strong demand for flexible, modern workplaces that will help shape Valby’s ongoing transformation,” says Thomas Riise-Jakobsen, Head of Denmark for Urban Partners.

The Market has a DGNB Gold certification and has been built with a focus on low-carbon materials and energy-efficient solutions. The Woods strategy also focuses on operational efficiency and ensures that facilities are well adapted to hybrid and modern ways of working.

“We are excited to have successfully completed this transaction, which represents an excellent opportunity to own a state-of-the-art office building in Copenhagen, secured by a strong and reliable tenant”, says Hans Thomas Tollefsen, Transaction Manager at Swiss Life Asset Managers Nordic.

The property has been developed by Urban Partners’ real estate investment team in close collaboration with JV partner and listed property firm Balder. The partners teamed up to deliver this office building, as well as an adjacent residential scheme, delivering Torveporten, an attractive mixed-use urban neighbourhood.
