Urban Partners and HIH Invest Acquire Logistics Development in Bremen through a Joint Venture
- Approximately 37,000 square meters of leasable space
- Fully pre-let to the Nagel Group
- The joint venture’s sixth transaction focused on German logistics real estate
Hamburg, 02 September 2026 – HIH Invest and Urban Partners have acquired a logistics project in Bremen as part of an existing joint venture. The property was acquired from WFB Wirtschaftsförderung Bremen GmbH on behalf of the Freie Hansestadt Bremen. Construction of the logistics warehouse on the approximately 90,000-square-meter lot at GVZ Bremen is anticipated to begin in the 4th quarter of 2026. The property is expected to be completed and ready for occupancy in the 4th quarter of 2027. The entire property has already been leased to the Nagel Group on a long-term basis.
The property consists of separate buildings with a total gross floor area of 36,652 square meters. The warehouse building covers 21,287 square meters. In addition, 115 car parking spaces are provided. The cross-dock terminal covers an area of 14,005 square meters. The complex, also includes a truck repair area and a gatehouse and offers 68 parking spaces for trucks and trailers. Upon completion, the facility will serve as a temperature-controlled logistics hub for Nagel Group, supporting the company's operations in the greater Bremen region as part of its pan-European logistics network. At this location, Nagel Group will operate temperature-controlled fresh food logistics for the greater Bremen area.
The site on Senator-Blase-Straße benefits from its location within the Bremen Freight Transport Center (GVZ Bremen), one of Europe’s leading freight transport hubs. Its direct connection to the A281, with access to the A1 and A27, as well as its proximity to the ports of Bremen, create excellent conditions for logistics operations.
With this latest acquisition, Urban Partners and HIH Invest have now completed their sixth joint purchase as part of their joint venture. The joint venture focuses on investments in modern logistics properties in Germany that are ready for development – the partnership leverages the investment expertise and market knowledge of both partners to identify and realize attractive logistics investments. Since the launch of the partnership, the joint venture has invested approximately EUR 350 million. Additional projects are already in the pipeline.
Wolfgang Ködel, Managing Director and Head of Real Estate Germany at Urban Partners, says:
“This acquisition further strengthens our logistics platform in Germany and demonstrates our ability to source attractive opportunities in well-established logistics markets. Bremen’s central role within German and European supply chains, combined with the long-term lease to Nagel Group, creates a strong foundation for the project. We are pleased to continue our successful partnership with HIH Invest as we expand our portfolio of modern logistics assets in key locations across Germany.”
Lars Bothe, Head of Value-Add Investments at HIH Invest, says: “With this sixth acquisition and already the third one this year, Urban Partners and HIH Invest are strengthening their successful partnership. We have now increased the joint venture’s investment volume to over 350 million euros. We continue to seek out attractive deals and want to further grow the platform. In doing so, we are leveraging our experience as one of Germany’s leading investment managers in the logistics sector.”
Felix Meyen, Managing Director of HIH Invest, says: “With this project development in Bremen, we have found an excellent addition to our portfolio. The pre-let to a top-tier tenant and the property’s use for a resilient key industry support a stable cash flow. The sustainable energy concept calls for the use of heat pumps and rooftop solar panels. The property will be designed with full temperature control to meet the requirements of food logistics.”
On the buyer's side, Ashurst conducted the legal due diligence. Drees & Sommer provided technical consulting services. The acquisition was made through an Urban Partners managed fund.
