Urban Partners Sells Finnish Logistics Portfolio to Catena for €191 Million
2 min read

The portfolio comprises approximately 142,300 square metres of logistics space across key logistics locations in Finland, with the majority located in the Helsinki-Tampere-Turku triangle. The assets are held through Nordic Strategies Fund V (“NSF V”), Urban Partners’ Nordic real estate investment fund, and Income+ Fund (“NIP”), its open-ended real estate fund. The sale highlights strong institutional demand for modern logistics assets in strategic locations across the Nordic region.
Energy efficiency and technical performance are central to the long-term value of the assets: most have EPC A ratings, all have BREEAM environmental certifications, and the buildings use renewable energy solutions and modern technical systems to support both energy efficiency and operational performance.
“Finland has strong fundamentals as a logistics market, supported by resilient occupier demand and established infrastructure,” said Jani Nokkanen, Co-Head of Real Estate and Chief Investment Officer at Urban Partners.“This transaction highlights Urban Partner’s ability to execute at scale and deliver attractive outcomes for our investors. As market conditions have stabilised, we have created liquidity by developing a strong-performing portfolio of modern assets in strategic logistics locations. Logistics remains a core investment theme for Urban Partners, and we continue to identify opportunities to expand our presence in Finland.”
“This acquisition is a great strategic fit for Catena. It adds modern properties in key logistics locations and brings well-established tenants into our portfolio. Together with our previous Finnish acquisitions, we now have a solid platform in Finland,” said Catena’s CEO, Jörgen Eriksson.
The sale also builds on Urban Partners’ existing relationship with Catena, following a previous logistics transaction between the two companies.
Urban Partners has remained active in the Finnish logistics market throughout 2026. In March, the firm acquired approximately 125,000 square metres of modern logistics space in Finland from DSV. Five assets included in the sale to Catena originate from that acquisition, while three other former DSV assets were sold to Logian earlier this year.
